Subdivision & Land Development
The subdivision and land development process begins with the submission of subdivision or land development applications to the Planning Commission. Single-family dwellings on individual lots are not required to go through land development reviews.
All plans are reviewed for compliance with Tredyffrin's Subdivision and Land Development Ordinance and Zoning Ordinance, and all other applicable requirements.
The Subdivision and Land Development Ordinance includes the Township's Stormwater Ordinance. For subdivisions and land developments, the entire site must be brought into compliance with the stormwater management regulations.
For land developments on Lancaster Avenue, applicants are encouraged to follow the Lancaster Avenue Streetscape Design Guidelines.
The Board of Supervisors also reviews and makes decisions about subdivisions, following recommendations from the Planning Commission. The Planning Commission makes the final decision for land development plans. Small improvements involving only minor technical amdnements to previously approved land development plans may be approved at the staff level.
In addition to Planning Commission and Board of Supervisor reviews, a project may also be subject to reviews by the Traffic Committee, the Sewer and Utility Department, the Environmental Advisory Council, and the Historic Architectural Review Board before a decision can be made on the project.
Regardless of whether a Board of Supervisors or Planning Commission review is required, all new construction or alterations must comply with building codes and the stormwater management regulations in Appendix I of the Subdivision and Land Development Ordinance.
The Subdivision and Land Development Ordinance and Zoning Ordinance may be purchased at the Township Building for $15 and $14 respectively. They also are available for review at the Tredyffrin and Paoli libraries.
